Terms and Conditions
1. Agreement to Terms
By booking a place at the AffordiHome Real Estate Retreat ("the Retreat"), you ("the Guest") agree to be bound by these Terms and Conditions. Please read them carefully before completing your reservation. These terms apply to all bookings made directly through our website or via any other channel.
2. Booking & Payment
Your booking is confirmed upon receipt of full payment or a 30% deposit, processed securely via Stripe.
Guests choosing the deposit option agree to pay their remaining balance by August 1, 2026. Failure to pay the balance by this date may result in cancellation of the booking without refund of the deposit.
Early Bird pricing is available for a limited time and subject to availability. Once the Early Bird period closes on April 30, 2026, standard pricing applies to all new bookings.
3. Cancellation Policy
We understand that plans can change. Our policy is structured around key dates to give guests flexibility early while protecting the programme as the Retreat approaches. All cancellation requests must be submitted in writing to hello@ah-si-retreats.com.
Until April 30 - Full refund (Early Bird only) Early Bird bookings include a free cancellation window until April 30. If you cancel within this period you will receive a complete refund of any amount paid. After this date, the following schedule applies to all bookings:
Until June 1, 2026
Full payment guests: You are entitled to a 75% refund of the total amount paid.
Deposit guests: You are entitled to a 50% refund of the deposit paid.
Between June 1 and July 1, 2026
Full payment guests: You are entitled to a 50% refund of the total amount paid.
Deposit guests: You are entitled to a 25% refund of the deposit paid.
From July 1, 2026 onwards - Non-refundable All bookings become non-refundable from July 1, 2026. No refunds will be issued for cancellations made after this date, regardless of payment method.
Balance payments - due August 1, 2026 Guests who booked via the 30% deposit option must pay their remaining balance by August 1, 2026. Failure to pay by this date may result in cancellation of the booking without refund of the deposit.
Spot transfers At any point up to 14 days before the Retreat, you may transfer your spot to another person at no additional cost. You are responsible for arranging the transfer and must notify us in writing with the new guest's full details before the transfer can be confirmed.
4. Changes by the Organiser
We reserve the right to make changes to the Retreat programme, schedule, or accommodation where necessary due to circumstances beyond our control. In the unlikely event of a significant change or cancellation on our part - including cancellation due to the Retreat not reaching the minimum number of participants - all guests will be notified as soon as possible and offered a full refund or the option to transfer to a future event.
5. What's Included
Your booking includes: 4 nights accommodation at Agriturismo Sant'Angelo in a private room, all meals from breakfast through dinner with wine, airport transfers both ways, all retreat experiences and expert sessions, 4-5 curated property viewings, a personal roadmap session, and access to the alumni community.
6. What's Not Included
Flights, travel to and from the property, travel insurance, personal expenses, and any activities or excursions outside the official retreat programme are not included. Property purchases, legal fees, or any costs associated with the property viewing process are entirely independent of the Retreat booking and are not covered by these terms.
7. Conduct & Participation
By attending the Retreat, guests agree to conduct themselves in a respectful manner towards fellow guests, staff, and the venue. We reserve the right to remove any guest whose behaviour is deemed disruptive or harmful, without refund. Participation in all sessions and activities is voluntary; guests assume personal responsibility for their involvement.
8. Liability
SI Retreats and AffordiHome take all reasonable steps to ensure the safety and quality of the Retreat experience. However, we are not liable for any loss, injury, damage, or disappointment sustained by guests during the Retreat, except where such liability cannot be excluded by law. Property viewings are provided for informational and experiential purposes only and do not constitute financial, legal, or investment advice. Guests participate in all activities at their own risk.
9. Photography & Media
Photos and video may be taken during the Retreat for use in future marketing materials. By attending, you consent to appearing in such materials. If you prefer not to be photographed, please notify us in writing before the Retreat begins and we will make every effort to accommodate your preference.
10. Privacy
Personal information provided at the time of booking is used solely for the purpose of organising and delivering the Retreat. We do not share your data with third parties except where strictly necessary to deliver the programme, such as the venue or transfer providers. For full details, please refer to our Privacy Policy.
11. Governing Law
These Terms and Conditions are governed by Italian law. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the Italian courts.
